With all the building and road widening that has been going on in and around the Greater Orlando area over the last few years, it begs the question how much more can Orlando grow at this rate?
Everywhere you go there is some kind of new build or new roads being added, old roads being widened. Even the airport wants to add another runway. I can understand how some of the building has become necessary though, for example on hwy 27 over the last few years it has seen a massive increase in accommodation albeit, mostly short term rental accommodation, with little else. Now we see plans for not one but two shopping centers and a big increase in restaurants. I believe that these projects are worthwhile and beneficial to home owners along that stretch. I do think that a halt should be called on anymore accommodation along that road especially in this climate of such a depressed housing market. Already many people have lost a lot of money buying properties off plan.
So no longer will hwy 192 be the only place with all the shops and restaurants. Not that it has always been the “place to be” I have always thought that it is too commercialised to the point of being “tacky” in some areas.
The new building plans for the 27 are Posner Park (368 acres) just off the I4 on the South 27. Quite a few new stores have already opened such as Target and Belk’s other such as J.C. Penney, Dick's Sporting Goods, Best Buy, Staples, Ross Dress For Less, Michaels, PetSmart and Books-A-Million are set to open shortly. It is going to be a massive development with not just shopping but dining, office space, hotels and new housing.
The other one is the Four Corners Regional Mall at Ronald Regan Parkway and Highway 27. This is still in the planning stages at the moment but there is talk of a multi-screen cinema.
The big problem the area has is supply of water as homeowners know only to well. Polk limits watering of lawns and plants and has even stopped it for a while because of the shortage of water. The same has happened with a development on the 27 they have cleared the ground and it has been like that for about 3 years now.
The forecast for the next few years is to continue to rise at the rate of 10% and this is just Polk County bear in mind the other counties are not standing still either.
