Please read and understand the following terms and conditions prior to your rental. If you have any queries, please do not hesitate to contact us.
We reserve the right to increase or decrease accommodation prices at any time, we will confirm the current price with you at the time of your booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase, (unless these increases are brought about by Government action). This guarantee is offered subject to our conditions of payment being adhered to and providing you do not make any further amendments to your holiday arrangements.
Your holiday home rental includes: Accommodation as booked, including services e.g. water and electricity, (excludes pool heating unless otherwise stated).
Flights, Car Hire, Holiday Insurance are NOT included in our rental prices.
1. Booking and Payment:
To confirm the booking, a deposit of £250 or 25%, (which ever is greater) of the full rental cost for the period must be paid directly to the owner by cheque or Bank Credit transfer and the completed, signed booking form must be returned by fax or e-mail. Upon clearance of the payment, the booking is confirmed and the deposit will be non-refundable but will be deducted from the full amount due. The booking will be confirmed to you within 7 days of receipt of your deposit. You must check the confirmation and final invoice carefully and raise any queries immediately.
*** N.B.:- Full payment is required if the booking is made within 10 weeks of the beginning of the rental period.
b). Paying Your Balance:
The balance of the rental fee, plus the refundable security deposit of $400 or £300 is due 10 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of a cheque not being honoured by the bank on which it is drawn we will make a charge of $25 or £20 to cover the bank charges and our administration costs.
c) How to Pay:
We accept the following payment options:
• Payment by Bank Credit Transfer directly into our USA (outside the USA a $15 fee applies.)
. Payments between UK Bank accounts. (No charge).
• Payment by UK £ or USD cheque.
• Payment via PayPal. (incurs a handling charge).
• Payment by Credit Card.
Please advise us of your preferred method of payment and we will send you the relevant payment instructions.
In the event that you cancel your booking for any reason whatsoever, the following charges will apply:

Up to 12 weeks prior Deposit only.
10 weeks prior 50% of full rental cost.
Within 8 weeks of departure 100% of rental cost.

3. Alterations to Bookings:
This booking relates to accommodation only and no refunds or partial refunds can be made in the event of failure to arrive at the accommodation for whatever reason including but not limited to weather, transport, Visa regulations etc. If, after your booking has been accepted, you wish to alter your arrangements, we will do all we can to help.
4. Rental Period:
The rental period of the property begins at 4pm on the day of arrival. The property must be vacated by 10am on the day of departure, unless otherwise stated. Failure to comply may result in an additional charge levied against your Security Deposit for late departure. The price paid to rent the villa includes cleaning and preparing the villa for the next guests on your exit. If excessive cleaning is required after your stay you will be charged extra for this and cost deducted from your deposit. Whilst every effort will be made to ensure that all the facilities mentioned in our information are available, no refunds will be made if these cannot be provided.
5. Security Deposit:
We require Credit Card details from all clients on booking the accommodation. These details are held as security cover against loss or damage occasioned by the use of the property or its contents by the parties to this agreement, or for any excessive cleaning costs above that normally required in connection with the occupancy. In this case, the Credit Card will be debited to pay for the repair of, or replacement of, any breakages or damage caused during the period of rental in accordance with our Property Managers’ report.
The accommodation is reserved exclusively for the people named on the booking form and no other persons whatsoever are permitted to stay there unless this has been agreed with the owners in writing.
You are advised that you are occupying a private villa and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any members of your party during your stay. It is the guest’s responsibility to ensure that they have adequate holiday insurance to cover personal injury/ accidents /damage. The owners of the property or their agents cannot accept any responsibility whatsoever and howsoever for death, personal injury, accidents or loss or damage to persons or effects and possessions, however caused while staying in the villas, including the use of the pool.
No claims whatsoever will be accepted by the owners or there agents of the property.
The owner or their agents accept no liability for loss of mains services or failure of appliances or of any actions taken in the vicinity of the property by any authority or third party persons beyond their control.
Children MUST be supervised at all times around the pool and pool deck. Use of the pool and lanai are strictly at the guests own risk. ALL DOORS TO THE POOL AREA ARE FITTED WITH ALARMS AND BY FLORIDA STATE LAW MUST NOT BE TURNED OFF. IF THE ALARMS ARE TURNED OFF IT IS ABSOLUTELY WITHOUT QUESTION AT YOUR OWN RISK.
Pool Heating Explained
Should you choose the option of pool heating may we point out that in the event of adverse weather conditions, the pool may not be heated effectively. If the air temperature drops below 55deg F, the pool pump will not be able to operate effectively as it relies on sucking in warm air as part of its operation. This is rare and beyond our control, unfortunately, operating cost still remain the same and therefore, no refund can be made in the event of colder weather. To help retain the temperature of the pool the pool cover must be used, when not in use.
DO NOT SWIM IN THE POOL WITH THE POOL COVER ON.
DO NOT TAKE GLASS OR BOTTLES OUT TO THE POOL AREA. Plastic Items are provided for use in the pool area. If fragments of glass is found in the pool you will be liable for the cost of draining, clearing and refilling of the pool.
8. Force Majeure:
The owners of the property or their agents will not be liable for any loss from the safe installed on the premises.
If the code is forgotten and the Management Company is called out, you will be liable for a payment of $25.
The owners of the property or their agents will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owner’s or their agents’ control.
N.B. Applicants are strongly recommended to take out adequate holiday insurance, to cover cancellation, accidents/illness or damage.
9. The ABBEY Restrictions:
All vehicles should be parked on the paved driveway. Short-term visitor street parking is limited to reasonable hours. No overnight street parking is allowed. No motor homes, RV’s, trailers, boats, campers, motor cycles or commercial vehicles must be parked on any part of the property.
10. Use of BBQs
BBQs must not be used inside of the Pool area screen. A charge will be made if the Pool Deck requires cleaning, as a result of a BBQ being used inside the pool screen. BBQ’s must only be used on the grass area outside of the pool screen. Guests will be held responsible for all damages resulting from misuse of BBQ.
