The Palms at Calabay Parc is a fully air-conditioned home which has been equipped with all modern facilities. The 20 feet by 15 feet living room has three sofas which can easily seat 8 people comfortably and where after a long day enjoying the local parks and attractions you can relax in front of our 55" LED Flat screen television with full Cable and DVD. There are large patio doors which lead out onto the pool deck. The lounge is equipped with a ceiling fan and subdued down lighting and there is free WiFi throughout the Villa.

As an added bonus, the Villa has an additional lounge, which is 13 feet by 12 feet and has been designed as a quiet room for reading and relaxation. This room has two beige soft leather settees which can seat five people if required. We have provided a 42'' Flat Screen TV with Cable and a DVD player for the more romantic film nights at home.

Upstairs, we have provided a `den' for the children which is 12 feet by 7 feet and is fully equipped with a three seater settee and its own 32'' Flat screen TV and Cable and play station to give the kids some `me time' away from the adults.

The first Master bedroom is 18 feet by 16 feet with a large King sized bed, a walk in closet, a large mirrored dressing table and a three seater settee. The room has Cable and another LED Flat screen TV, a telephone and ceiling fan. There is a single French door leading out to the pool deck and patio dining area. The en-suite bathroom has toilet facilities and a large double walk in shower unit with 'his and hers' sinks and a large roman bath tub.

The second Master bedroom is 15 feet by 15 feet wide and also has a King sized bed, wardrobes, a large mirrored dressing table and a single bedroom chair with Cable and an LED flat screen TV. The en-suite bathroom has a toilet, a sink and cabinet and bath with over head shower facility.

The third master bedroom is 15 feet by 13 feet and has a Double bed, wardrobes, a large mirrored dressing table and a bedroom chair with Cable and an LED flat screen TV. The en-suite bathroom has toilet facilities with a single sink and double walk in shower unit.

The fourth master bedroom is 14 feet by 12 feet and has a Double bed, a walk in closet, settee and dressing table with Cable and TV. The en-suite bathroom has toilet facilities with a bath and overhead shower and single sink and mirror.

The fifth bedroom is 13 feet by 12 feet and has two single beds with a centre table and lamp. The sea shore themed bedroom has its own dressing table and Cable TV.

The 12 feet by 12 feet kitchen consists of a cooker, microwave, dishwasher, fridge freezer, larder and all other modern appliances which would be expected from a luxury Villa. Next to the kitchen is a breakfast area with a glass top table and 4 chairs. There are double French doors which lead out to the extensive pool deck area.

The separate formal dining area has a large table and would seat six adults comfortably and is ideal for those formal dinner parties in the evening.

The large `sculptured' heated swimming pool with heated spa and large pool deck is so inviting you will not want to leave it. For your peace of mind there is a child safety screen to keep the little ones well away from the water. The screen is not intrusive and can be removed if you so require.

We have provided a Patio table with six chairs under the lanai area with a cool ceiling fan to keep you cool and where you can enjoy your breakfast as the sun comes up or alternatively just to eat al-fresco in the evening whilst being calmed by the multi coloured fibre-optic pool lighting. You will also find plenty of lounge seating to ensure that you can soak up the warm Florida sun or just relax and read a book. The Villa has no rear neighbours and provides a great outlook onto private grass which is boarded by a high wall for added privacy. We have installed obscure glass on the lower areas of the pool enclosure and planted shrubs either side of the pool deck to provide even more privacy from other properties nearby.

The games room houses a full size pool table, a full size Table Fuss Ball and a dart board and darts to keep the kids (and adults) happy in the evening. We have provided an Individual bar area where you can relax, drink and enjoy the indoor games. The only thing you need to provide is your own drink which hopefully will be bought duty free. We have provided a 3 seater sofa for extra seating. There is also a ceiling fan with extra lighting to keep everyone cool during their frantic competitive games.

The Villa is about 5 minutes drive from the main Interstate which provides quick and easy access to the many attractions that central Florida provides. The Villa is just 15 minutes from Disney World and 25 minutes from Universal Studios and the Islands of adventure. Busch Gardens is also about 45 minutes from the Villa. The space coast at Cape Canaveral and Coco beach is also within easy reach of the Villa. If you are a keen golfer, you will find the Villa is ideally situated close to 35 Golf courses, including the famous Champions Gate Complex. The Villa is close to local amenities and is 5 minutes from a Publix supermarket and a number of fine restaurants including Applebees.
